Selling Your House

  If you are planning to sell your home or if your home is currently on the market, the following hints will help you sell faster and for more money:

Curb Appeal

1. Make sure your front door is welcoming. If the screen is old and worn, either replace it, or remove it.

2. Clean up your front lawn and entry. Trim shrubbery, cut the grass, sweep or blow off the driveway and sidewalks. Remove all debris from the property and the street.

3. If you have a wood or privacy fence, make sure it is in good shape by painting, staining or replacing worn or broken boards.

4. Plant flowers with lots of color near the entry of your home.

5. Plant low shrubs in front of your foundation. A bare front can lessen the curb appeal.

6. Paint or wash the exterior, including the windows, trim, shutters and doors.

7. Put down a new doormat.

8. Make sure the doorbell works.

9. Fix any loose gutters.

10. Remove oil stains from the driveway.

 

Inside Your Home

1. Give walls a fresh coat of neutral paint (off-white or antique white); or give it a good wash.

2. Clean carpets and floors.

3. Replace burned out light bulbs.

4. Clean and/or paint bookshelves and closets.

5. Remove cobwebs and dust from ceilings, corners and floor moldings.

6. Wash all light fixtures and ceiling fans.

7. Repair peeling wallpaper by gluing it down.

8. Fix loose doorknobs.

9. Fix dents in walls.

10. Fix cracked or broken windows or mirrors.

11. Make sure all door locks work smoothly.

12. Extra furniture should be removed or rearranged. Cluttered rooms are small rooms.

13. Eliminate odors (pet, fish, garlic, etc.) by cleaning, deodorizing and using air freshener (furnace, lamp bulb, sprays, potpourri).

14. Make sure all smoke detectors are functional and have fresh batteries.

 

Kitchen - One of the most important rooms in the house.

1. Make appliances sparkling clean.

2. Make sure the kitchen has enough light.

3. Fix or replace any broken or worn appliances and fixtures.

4. Wash and put away any dishes and clear countertops to create more visual space.

5. Remove messages, pictures, etc., from refrigerator fronts.

6. Update appliances or wallpaper that is out-dated with today's styles and colors.

 

Bathrooms - Clean, Clean, Clean!

1. Clean mirrors and faucets. Make them sparkle.

2. Fix leaks.

3. Clean grout and tiles.

4. Fix that slow drain problem, water should flow freely.

5. Wash, paint or re-wallpaper walls.

6. Replace worn or dirty shower curtains.

7. Install a colored toilet bowl cleaner (like "2,000 Flushes") to hide unsightly stains.

8. Replace broken or worn toilet seats.

9. Counter tops should be clean and free of clutter (toiletries, personal items).

10. Display decorative towels on racks or counter tops.

 

Living Room - Time to impress!

1. Repair cracked walls or ceiling.

2. Paint or wash walls.

3. Clean or replace stained and worn carpeting. Use thick padding under inexpensive carpet to give a more luxurious feeling.

4. Clean light fixtures and ceiling fans.

5. Clean fireplace and fireplace accessories. Dress the area.

Dining Room - Elegance stands out!

1. Paint or wash walls.

2. Remove extra furniture to open up the space.

3. Dress the dining room table for dinner with china, flatware, candles and a center piece.

4. Clean or replace stained and worn carpeting. Use thick padding under inexpensive carpet to give a more luxurious feeling.

 

Bedrooms - Relaxing Atmosphere!

1. Paint or wash walls.

2. Remove extra furniture to open up the space.

3. Make and dress the bed with extra pillows, bed skirt etc.

4. Coordinate curtains and accessories.

5. Clean or replace stained and worn carpeting. Use thick padding under inexpensive carpet to give a more luxurious feeling.

6. Clean out closets and remove clutter.

7. Remove clutter from dressers and counter tops.

Garage – Time to attract the male or handy buyer!

1. Remove trash and unwanted items and hang tools on walls.

2. Paint the walls white or a neutral color.

3. Clean the cement floor and seal it if necessary.

4. Make sure garage door opens properly and that locks work.

 

THINGS YOU SHOULD ALWAYS DO:

1. Have a yard sale or donate unwanted items to charity.

2. Mow your lawn, prune or trim shrubs and trees, weed gardens and sweep or blow off sidewalks and driveway.

3. Make sure your car is clean or is parked out of sight. A clean car has a big impact on the sale of your house.

4. Your home should be clean and sparkle. A clean homes sells quicker and often for more money.

 

THINGS YOU SHOULD NEVER DO:

1. Turn off the power and water in a vacant house.

2. Neglect old, worn, leaking or broken fixtures and appliances.

 

3. Forget to repair torn screens and broken glass.

 

4. Leave home without checking to make sure your house is in showing condition.

 

Showing a house that is clean and in good repair will impress the buyer and increase the chances that your house will sell quickly and for more money.
